There are some small variations in practice by state, but the general rule is the square footage is the total (rooms, halls, etc.) that is climate controlled (A/C, heat, etc.). A garage would not be included. An unfinished basement would not be included. It includes both floors of a multi-floor home.

Well, good luck selling a home in this day’s economy for starters. You have to find buyers, not sellers, then you hook them up for the sellers. You don’t make listings, their agents do that.
